A condominium is a type of housing where each unit is individually owned, but the common areas are jointly owned by all the residents. To ensure smooth operation and maintenance of these shared spaces, condominium management is necessary. In this article, we will explore what condominium management is, the role of a condominium manager in Uganda, and the rights of a condominium owner in Uganda.

What is Condominium Management in Uganda?

Condominium management in Uganda refers to the process of managing and maintaining a condominium property. This involves the management of the common areas, such as the lobby, swimming pool, and parking areas, and the enforcement of the condominium rules and regulations. The goal of condominium management is to ensure that the property is well-maintained, safe, and enjoyable for all residents.


Role of a Condominium Manager

A condominium manager is responsible for the day-to-day management of the property. This includes overseeing maintenance and repairs, hiring staff, managing finances, enforcing rules and regulations, and addressing resident concerns. The manager works closely with the condominium association, which is made up of the individual unit owners, to ensure that the property is well-maintained and that the needs of the residents are being met.

In Uganda, the role of a condominium manager may also include liaising with local authorities, such as the city council or the National Environment Management Authority (NEMA), to ensure that the property is compliant with local laws and regulations. The manager may also be responsible for managing the security of the property, including the hiring and training of security personnel.


Condominium Association

In addition to the role of the condominium manager, it’s important to mention the role of the condominium association in Uganda. The condominium association is a group made up of all the individual unit owners within the condominium property. The association is responsible for managing the common areas of the property and ensuring that the property is well-maintained and in compliance with all relevant laws and regulations.

The association is usually governed by a board of directors, who are elected by the individual unit owners. The board is responsible for making important decisions related to the management of the property, such as setting the budget for the property, hiring the condominium manager, and making decisions about repairs and maintenance.
